Minimum Age Rental Requirement = 25 years old ✅ Easy Check-In Process for your rental agreement & ID verification ✅ You may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company or a security deposit. Damage waiver purchases are optional, If not a security hold is required. HOA Form/Administration Late Fee: *MUST be filled out completely and submitted no less than 72 hours before check in. Failure to do so, will result in a late community administration fee of $75. Bookings within 72 hours are subject to an additional $75 after booking from the community as well. CHECK IN/OUT: 1)Early Check in or late check out is possible if we do not have a booking same day, kindly send request through the HappyGuest portal. (Subject for approval) 2) Failure to leave at scheduled check out time will result in a fee. GUEST CHECK IN: 1) Entry will be by keyless entry. 2) Guest check in screening will occur via security camera. 3) Please make sure the reservation accounts for the correct amount of guests and pets if you are bringing. The community guest count must be followed. WILDLIFE Please note: As our home is nestled in the Poconos, it’s possible to see or hear local wildlife such as mice, chipmunks, squirrels, deer, raccoons, or even the occasional bear. We do our best to prevent indoor visits with routine pest control, but nature is all around here! Please note: Like many homes in the Poconos, water pressure or temperature may occasionally fluctuate during periods of high water use. This typically resolves within 45 minutes to an hour. To avoid interruptions, we recommend spacing out showers and avoiding simultaneous use of the dishwasher or laundry machines. HOUSE SUPPLIES We provide a starter supply of essentials, including dish pods, laundry detergent, paper towels, garbage bags, and toilet paper, to help you settle in comfortably. We kindly recommend bringing additional items to ensure you have everything you need throughout your visit or for longer stays and larger groups. We do not supply mid-stay if you use the starter pack supplies. Please plan accordingly to purchase some of your own items. SMART TV Streaming service logins are not provided . LAUNDRY SPACE 1) Washer/dryer located in the home for use 2) Some supplies may be left over by previous guests but please plan accordingly and pack essentials needed if you plan on doing wash during your stay. FIREPLACE Electric Fireplace in downstairs family room and master bedroom can be operated by remote. GRILL / BBQ Please clean after use and cover. FIREPIT 1) Wood or supplies are not provided but can be arranged to have delivered upon request. PROPERTY SERVICE/ MAINTENANCE 1) Please note Lawn or snow plow Services may come during your stay, we ask for your cooperation during this time if the services come during your stay. 🌨️ WINTER REMINDER We recommend 4-wheel drive during winter months. Salt and a shovel are provided at the property for emergencies. Please note, snow plowing is handled by the community township and their schedule is not controlled by us and we are unable to arrange plowing at specific times to accommodate check in or check out. Please plan accordingly to ensure safety while driving to and from our property. ✅ You may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company or a security deposit. The optional damage waiver is for stays up to 10 nights, with an additional fee per day for stays longer than 10 nights. Damage waiver purchases are optional.
