All bathrooms are fully stocked with soaps, shampoos, conditioners, towels, and essentials. ☆☆ENTERTAINMENT BASEMENT ☆☆ Step into your own private entertainment haven! This fully-loaded basement features a movie theater setup with a large screen, immersive sound bar, and plush seating for the perfect movie night. Get the party started with our strobe lights, and stage-style vibes. Gamers will love the PlayStation 5 console, while retro fans can enjoy classic arcade games. Feeling lucky? Challenge your crew to a game at the poker table. Whether you're planning a chill night in or a fun-filled group gathering, this space brings the excitement. ☆☆ KITCHEN & LOUNGE ☆☆ The kitchen is fully stocked with modern appliances, cookware, utensils, and a dining area. ☆☆ LIVING ROOM☆☆ This home has living room space with an electric fireplace and TV. ☆☆ OUTSIDE SPACE ☆☆ A spacious wrap around porch/ deck with multiple seating areas and a porch swing. A Charbroil grill is available on the deck for BBQs. A backyard fire pit with a picnic table where you can roast marshmallows and unwind under the stars. EV Charger & Kayaks for guest use Please note: Our Autel EV charger is not universal and may not be compatible with all vehicles. Some models may require an adapter to charge.

Minimum Age Rental Requirement = 25 years old ✅ Easy Check-In Process for your rental agreement & ID verification ✅ You may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is for stays up to 10 nights, with an additional fee per day for stays longer than 10 nights. Damage waiver purchases are optional. To make this process easy for you, we use a secure and very simple, app-free platform called Happy Guest. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots. Your guest portal includes advertisements with third-party upgrades that you may want to enhance your stay. HOA Form/Administration Late Fee: *MUST be filled out completely and submitted no less than 72 hours before check in. Failure to do so, will result in a late community administration fee of $75. Bookings within 72 hours are subject to an additional $75 after booking from the community as well. Same applies for same-day booking. Maximum of 10 guests allowed. 2 yrs old and above are counted as guest. UNDER 2 yrs old is not counted. Community Schedule for amenities time and use are out of our control. They may change without our knowledge or due to weather/safety circumstances. Community Use Guest wristband for amenities can be purchased at the pool for $12 per person per day for all access (kayaks/paddleboats/ mini golf, pool etc) non refundable if weathers is bad or they close temporarily for weather safety. CHECK IN/OUT: 1)Early Check in or late check out is possible if we do not have a booking same day, kindly send request through the HappyGuest portal. (Subject for approval) 2) Failure to leave at scheduled check out time will result in a fee. GUEST CHECK IN: 1) Guests must stop at the community office prior to arrival with a physical copy of license and registration and pet vaccinations (if bringing a pet) to obtain a community pass to enter the gated community , community events and map. 2) Entry will be by keyless entry to the property provided by a code on your guest portal. 3) Guest check in screening will occur via security camera. 4) Please make sure the reservation accounts for the correct amount of guests and a pet if you are bringing one. WILDLIFE Please note: As our home is nestled in the Poconos, it’s possible to see or hear local wildlife such as mice, chipmunks, squirrels, deer, raccoons, or even the occasional bear. We do our best to prevent indoor visits with routine pest control, but nature is all around here! HOUSE SUPPLIES We provide a starter supply of essentials, including dish pods, laundry detergent, paper towels, garbage bags, and toilet paper, to help you settle in comfortably. We kindly recommend bringing additional items to ensure you have everything you need throughout your visit or for longer stays and larger groups. We do not supply mid-stay if you are out of starter pack supplies. Please plan accordingly to purchase some of your own items. SMART TV/ PS5/ Movie theater Streaming service logins are not provided , you will need your own to login and use it. LAUNDRY SPACE 1) Washer/dryer located in the home for use 2) Some supplies may be left over by previous guests but please plan accordingly and pack essentials needed if you plan on doing wash during your stay. FIREPLACE Electric fireplace is located in the living room and basement. FIREPIT 1) Wood or supplies are not provided but can be arranged to have delivered upon request. PROPERTY SERVICE/ MAINTENANCE 1) Please note Lawn Services may come during your stay, we ask for your cooperation during this time if the services come during your stay to maintain the beauty of our property. 🌨️ WINTER REMINDER We recommend 4-wheel drive during winter months. Salt and a shovel are provided at the property for emergencies. Please note, snow plowing is handled by the community township and their schedule is not controlled by us and we are unable to arrange plowing at specific times to accommodate check in or check out. Please plan accordingly to ensure safety while driving to and from our property GRILL / BBQ Please clean after use and cover.
